Hamilton’s skyline is set to get a new look with Canadian Tire Real Estate Investment Trust's proposal for two sleek, 25-storey residential towers at Main Street East and Victoria Avenue South. This ambitious project promises to bring a major shift to the city’s Downtown edge, and it’s already stirring up quite a buzz.

Here’s the scoop: Canadian Tire is swapping out its retail space for residential living, which means the current Canadian Tire store on the site will be closing its doors. But don't fret—this isn’t just any old building replacement. We're talking about 576 new residential units, ranging from bachelor pads to spacious three-bedroom apartments. Each tower will rise up to 83.33 metres, giving our city a fresh architectural twist.

  • Unit Breakdown: The development will feature a mix of 20 bachelor units, 343 one-bedroom apartments, 180 two-bedroom residences, and 33 three-bedroom units. The ground-level units are designed to mimic townhouses, which adds a touch of suburban charm to the urban environment.

  • Parking and Bikes: A total of 170 vehicle parking spots are planned, including 139 for residents and 31 for visitors, just hitting the zoning requirement of 31 visitor spots. For those who prefer cycling over driving, there’ll be 464 bicycle parking spaces, exceeding the minimum requirement of 461—talk about a bike-friendly upgrade!

  • Height and Zoning: Here’s where things get a bit more complex. The proposed towers are set to soar to 83.33 metres, which is taller than the current zoning allows—44 metres along Main Street and 22 metres on West Avenue. This means a zoning change will be required, and Hamilton’s Design Review Panel will weigh in on this during their September 12 meeting at 2:45 p.m.
